SBA 7(a) 5 Year Rate Lock Loan Program:
- Low variable rate, locked for five years
- Loans up to $5,000,000
- Up to 25 year loan term
- Up to 90% financing
- Fully amortizing loan (no balloon payments)
- May include refinance of short term notes at the 25 year term
- Owner occupied commercial real estate only
- Floating interest rate options available
Details: Resets every five years and can have a term of up to 25 years. It is designed to lower monthly payments with longer terms and a lower interest rate. It also has a higher LTV and offers a predictable payment since the rate is locked for five years!
Conventional & HUD Program:
- Conditions: Term: 10 year fixed
- Ammo: Up to 40 years
- Closing: 45 days
- Loan Type: Acquisitions, Refinance, Construction
- Property Type: Skilled Nursing Facilities, Long Term Acute Care Facilities, Assisted Living Facilities, Student Housing, Multifamily, age restricted, independent living, and senior housing properties.

- Flexible Amortization Schedule Available
- 65% Loan To Value
- NO BALLOON; after fixed rate period, the loan will adjust each year with no prepayment penalty
- Loans under 50%Loan To Value and 1.60 Debt Coverage Ratio will receive a 30 bps discount
Equity Investment Program:
CLG assists with strategic equity investments in commercial real estate projects.
The program targets multifamily, office, industrial, retail and self-storage properties located in the Northeast and Mid-Atlantic states. The program requires experienced operates and will target primary markets. (Green projects will receive a special preference).
